Great Day Improvements Before & After

Summerhill Commercial Real Estate is pleased to announce completion of a 7,384 square foot office/warehouse lease transaction with Great Day Improvements, LLC, dba Patio Enclosures at Maplewood Business Center II”B” (MW II “B”). Joe Smith represented the Landlord in this transaction. Great Day took over possession of the space on June 1, 2021.

MW II “B” is a multi-tenant industrial building Summerhill leases and manages for its client TG V, LLP 53, and it offers Highway 36 visibility. On this deal, Joe worked directly with Great Day Improvements Northeast Regional Manager, Ron DeGraw, to complete the negotiations of this deal.

Great Day Improvements, founded in 1966, is a direct-to-consumer provider of branded premium building products which include Patio Enclosures brand sunrooms and screen rooms; Stanek brand windows and patio doors; as well as pool enclosures and lanai’s by Hartshorn Custom Contracting.

The lease transaction was unique in that Great Day Improvements did not tour the space prior to signing the lease trusting Summerhill would deliver a great end result to satisfy their requirement.

The leased premises required a complete make-over after the previous tenant, who was in the ink business, vacated the space in a very substandard condition. A fair amount of wall demolition occurred, major drywall repair walls in the warehouse, diamond grinding the warehouse floor, newly sprayed white warehouse walls. The office received new ceiling tile, new carpet and paint. Old outdated fluorescent lighting was replaced with brand new LED lighting in the office and warehouse. The attached photos show the “before” and “after” results of this new build-out.

Joe, and the client, were very happy with the transformation, and delivered condition, of the space. Handing over keys to a new tenant is a very satisfying part of the work we do for our clients, and we don’t mind challenging assignments like this, and we enjoy seeing projects through to completion.
